Located within the Trent Park conservation area, this site originally consisted of the remains of an old school building and unused land in the heart of Cockfosters, which we have developed into what we hope will be recognised as an award-winning project.

The proposal was to refurbish the remaining school building on the site (as the rest of the school had been demolished years earlier) converting it into offices, and to construct a new build office block which combined influences from the existing structure’s architecture and contemporary styling. The new build block comprises three floors, including a large reinforced concrete basement and shared lower ground courtyard.

Our primary goals were to achieve a quality build as swiftly as possible while respecting the budgetary limits of the project. The client was one we have worked with on a number of projects before, so they already knew that they could rely on us for our support and expertise.

PROJECT CHALLENGES

Every project has its challenges, but we’re proud to say that this is where we excel because our team’s experience, resilience, and technical knowledge ensure that solutions can always be found. On this project the primary challenges were the schedule and the site, both were tight fits that required precision planning and management to ensure that each element of the build was completed with military-style discipline.

Cockfosters Road is a busy highway with lots of pedestrians and vehicle traffic so the timing and regulation of deliveries in and waste out of the site required meticulous marshalling and coordination.

To avoid congestion our site manager, alongside architect, engineers, interior designers and building control, employed efficient planning and effective procedures to keep everyone safe. These included daily briefings, toolbox talks and clear signage, while organising our personnel around other trades on site.

To give you a sense of scale, we would have between 20 and 30 of our people on site – carpenters, painters, labourers, etc. – at any time alongside many others – electricians, plumbers, HVAC specialists, glaziers, and so forth.

As for timing, we completed the entire project from foundations to finishes in just 18 months.

WHAT WAS INVOLVED

We cleared and excavated the site to create space for a basement level, then completed piled foundations and a reinforced concrete structure. A steel frame was erected and the external walls and roof were constructed. This was followed by internal partitions, reinforced concrete staircases, and a million and one tasks conducted by our specialist subcontractors, such as lift installation, glazing and ventilation to form a luxury finish in this spectacular building.

THE RESULTS

We are proud to have created one of the finest properties we have ever been involved with. While the design and planning stages were completed before we were instructed, it has been our expertise in on-site design adaptation to the realities of the build and the coordination of all collaborative partners that enabled us to deliver such an exceptional end result. The building is truly a statement piece with handmade linear bricks, zinc-coated standing seam roof cladding and three massive tri-window bays which rise like contemporary monoliths to give the building a distinctive look and feel. Our teams were involved in all the finishing touches, from the decoration and lighting design to the bronze balustrades and carpets. We even hung the paintings on the walls because we want to make sure that everything was completed with the MMG touch.
