Grand Drive was indeed a grand project – 6 new build 4-double bedroom townhouses in a private gated development, constructed with massive, reinforced basements to maximise living space on a relatively small plot of land. Each property benefitted from 3 luxury bath/shower rooms, a 37ft long kitchen dining/family room, a garden-facing lounge, a study and mobile phone operated entrance gates. Everything about these properties had to look and feel grand and from the stunning stonework and bays to the front windows to the subterranean terrace leading up to a small but perfectly formed garden at the rear, we achieved this.

PROJECT CHALLENGES

From the outset we identified the groundworks required for these buildings as the biggest challenge. With each having a basement area the size of the property footprint – housing the kitchen, dining and family room, plus a lower-ground courtyard – this meant that not only was there significantly more surface material to remove, but also the adequate stabilisation of the substructure and the formwork needed for this was a major consideration. The site in Raynes Park was extremely tight, so precise logistics management was required to ensure that the lorries carrying excavated earth away arrived and left only as and when they were needed and that the manpower and machinery required to fill them were scheduled appropriately. Due to the scale of the basements we used a relatively new method of interlocking prefabricated steel formwork to create the basement shell, saving us time, reducing waste and increasing the precision of our work.

WHAT WAS INVOLVED

MMG was involved in all stages of the construction of these properties, from the piled foundations, reinforced concrete basement and steel superstructure to the high-spec interiors and quality external stonework. And, working with subcontracted partners that we know well, we pulled in the expertise we needed to deliver all electrics, plumbing and roofing to an equally high standard. To meet new build energy requirements we also installed solar PV panels and an Ecodan air source heat pump to ecologically, efficiently and cost-effectively heat each of these homes.

THE RESULTS

Each property benefited from landscaped west-facing gardens and were finished with bi-fold doors, stone kitchen worktops, polished oversized porcelain tile flooring to the basement level, deep pile carpets in the bedrooms and strip wood on the ground floor living spaces. Marketed at over £1.2m each, in our opinion these homes are worth every penny and we were very proud to have been involved in their creation.
