Conversion from offices to residential apartments

In the summer of 2019 we were brought onboard to convert the iconic Keypoint building in the centre of Potters Bar from the former offices of Schneider Electric into 90 self-contained studio, 1, 2 and 3-bedroom apartments.

At the time this was the largest project we had worked on for this client, involving the complete conversion of the building into 79 apartments and the construction of six new ones in the existing roof space and five at a lower ground level, each with access to gardens.

At its peak we had 60 people on site – a variety of timber, metalwork, brickwork, concrete and steel specialists, plasterers, decorators, flooring specialists and tilers, to name but a few, so logistics and schedule planning were key if we were to finish this project on time.

PROJECT CHALLENGES

The two primary challenges we faced on this project were the Covid-19 pandemic and the scale of the strip out.

At the beginning of 2020 when Covid hit we were just 5 months into our 13-month project. We had many weeks of uncertainty about whether the government would allow us to continue working, the safety protocols our teams should follow and whether all of this might impact on the budget and schedule of the project. But, thanks to the collaborative effort of our workforce, we were able to keep going and complete on time and on budget.

The strip out on this project was challenging. Taking this massive building back to brickwork involved removing marble flooring, walls, machinery, pipework, electrics and the chopping out of staircases, requiring a great deal of temporary works to maintain what was left.

WHAT WAS INVOLVED

All internals were demolished to leave an open-plan shell. A new roof structure was formed with dormer windows to house the loft apartments. New internal walls were constructed to the architect’s specifications. The building was rewired and replumbed and all new mechanical works were installed. The external façade of the building was tidied up and the building’s car park was refreshed.

Each apartment was finished to a high standard – walls were plastered and decorated, bathrooms and kitchens along with their extractor units were installed and their walls tiled, and laminate and carpet flooring were laid.

THE RESULTS

The result was the completion, on time and on budget, of a large number of high-quality affordable apartments, finished to specification in just over a year (and what a year it was). The building now looks spectacular inside and out and we had one happy client.
